Nattaya Intarachooti — known throughout the industry as Elle — serves as the Chief Property Officer of Kinnara Capital. She brings to the role a depth of knowledge that extends beyond professional experience alone, combining a family legacy in luxury property development spanning more than two decades with her own entrepreneurial and commercial experience across Southeast Asia.
For Elle, property development is more than a profession — it is an industry she has grown up in, observed firsthand, and built her career around. This lifelong exposure has given her a comprehensive understanding of every stage of the development process, from land acquisition and project feasibility to product positioning, construction, premium property operations, and long-term asset management.
Family Background: Botanica Luxury Villas, Phuket
Elle comes from the family that founded Botanica Luxury Villas — one of Phuket’s most respected and award-winning luxury villa developers. Established in 2004 by architect Attasit Intarachooti under AAP Architecture Properties & Development, Botanica has grown into one of the leading names in Phuket’s luxury residential market.
Over the past two decades, Botanica has successfully developed and sold more than 31 residential projects and was recognised by Colliers Thailand in 2024 as Phuket’s highest market share luxury villa developer. The company has also received more than 19 prestigious industry awards, including multiple Dot Property Thailand Awards and Thailand Property Awards, reflecting a long-standing reputation for design excellence, construction quality, and investment value.
Botanica’s portfolio spans a diverse range of architectural styles — from Balinese Tropical to Contemporary Luxury and Modern Loft — with developments across Bangtao, Layan, Cherngtalay, Rawai, Kamala, Karon, Chalong, and more recently Krabi. Growing up within this environment gave Elle early exposure to every aspect of luxury property development. She later joined Botanica, where she gained hands-on experience across multiple business functions. Working within the Sales Division, she developed a strong understanding of buyer behaviour, sales strategy, and customer expectations, while collaborating closely with the architectural team on product development and with the marketing team on project branding and promotional campaigns — a cross-functional grounding in how successful developments are conceived, designed, marketed, and delivered.
Entrepreneurial Career
Beyond her family background in luxury property development, Elle has established her own entrepreneurial journey through a range of business ventures across Southeast Asia. Her career reflects a strong commercial mindset — combining the ability to identify opportunities, develop business strategies, and execute with the quality and attention to detail required in the premium real estate sector.
Working closely with architects, master planners, interior designers, and development teams, Elle has contributed to the evaluation of development concepts, master planning, architectural design coordination, product positioning, and spatial planning — ensuring design excellence is aligned with market demand, buyer expectations, and long-term commercial value. In parallel, she has played an active role in sales strategy and marketing, contributing to product branding, market positioning, and customer engagement.
This combination of hands-on development experience and independent business ownership has given Elle a well-rounded perspective on project feasibility, product strategy, business growth, and investment performance — enabling her to lead multidisciplinary teams in creating developments that are commercially successful, internationally competitive, and designed to deliver lasting value for both purchasers and investors.
Role at Kinnara Capital
As Chief Property Officer, Elle leads Kinnara Capital’s property product strategy across its hospitality and residential portfolio. She provides executive oversight throughout the development lifecycle — from site evaluation and master planning through product positioning, design development, construction coordination, and delivery standards — ensuring every project reflects the company’s commitment to design excellence, market relevance, sustainable value creation, and exceptional customer experience.
She has developed a deep understanding of the expectations and purchasing behaviours of luxury property buyers across Thailand, Indonesia, and Australia, drawing on more than 20 years of exposure to premium residential and resort developments — including extensive involvement with one of Southeast Asia’s most established luxury villa brands.
Elle currently leads the product strategy and development oversight for Saraya Beach Resort and Residences, Kinnara Capital’s flagship beachfront development in Sekotong, West Lombok, where she continues to work closely with the project’s architectural and development teams to deliver an internationally competitive luxury resort destination — one that meets international standards for luxury resort living while preserving the authenticity of its natural setting and maximising long-term investment value for purchasers.
