Average Daily Rate Benchmarking
Nightly rate projections for each Saraya villa type are based on independently researched Average Daily Rate (ADR) data from comparable beachfront resort villas in West Lombok and the broader Nusa Tenggara Barat region. Comparables were selected on villa size, bedroom configuration, pool inclusion, managed resort setting, and coastal proximity. ADR ranges are modelled across low, shoulder, and peak seasons.
Occupancy Assumptions
Occupancy projections are modelled conservatively against verified tourism arrival data sourced from BPS Nusa Tenggara Barat and comparable managed resort performance in the region. The model reflects what the West Lombok market is demonstrating, not what a more mature market achieves.
Ownership Structure & Revenue
Villas at Saraya are sold by PT Kinnara Capital Indonesia as individually titled assets. Two purchase structures are available: PT PMA / HGB (Foreign Investment Company established upon purchase, holding the villa under HGB title with 30+20+30 year renewable rights) or Leasehold (fixed term, held personally or through the purchaser’s own entity). Upon settlement, PT Saraya Beach Resort — a separate legal entity — provides resort management services under a standalone management agreement. Owners receive 60% of booking revenue received.
Net Yield Calculation
Projected net yields are calculated after the revenue split and before owner-specific costs including financing, tax obligations in the owner’s home jurisdiction, and currency exchange. Owners are advised to seek independent financial and tax advice.
