8 Warning Signs of a Property Scam

Southeast Asia's property market attracts buyers from around the world — and unfortunately, it also attracts a share of fraudulent operators who target international buyers unfamiliar with local regulations and verification processes. Knowing what to look for is the most effective protection.

The company cannot provide verifiable registration details

A legitimate developer holds current registrations in every jurisdiction where it operates and will provide these details without hesitation. If a company cannot give you a verifiable company registration number — or the number does not appear in the relevant official registry — treat it as a serious warning sign.

Returns are guaranteed with no risk qualification

No legitimate property development offers guaranteed returns. Projected returns — particularly in high-growth resort and lifestyle markets across Southeast Asia — can legitimately be significant, but they should always be qualified, supported by documented market analysis, and accompanied by clear risk disclosure.

Pressure to commit quickly or miss out

Artificial urgency — “only two villas remaining”, “this price expires Friday”, “we need your deposit by end of week” — is a classic high-pressure tactic designed to prevent you from conducting proper due diligence. A reputable developer gives you adequate time to review all documentation independently.

You are asked to pay into a personal bank account

All purchase funds should be received by a properly constituted corporate bank account held in the name of a registered company entity. If you are asked to transfer funds to a personal account, a third-party account, or any cryptocurrency wallet, stop immediately and seek independent advice.

The project or land title cannot be independently verified

Land title documentation and development approvals should be available for inspection. In Indonesia, all land titles are registered with the National Land Agency (BPN) and can be verified independently. If a developer refuses to provide title documentation, do not proceed.

The leadership team is anonymous or unverifiable

A reputable developer’s principals have verifiable professional histories — on LinkedIn, in corporate registries, and in public records. If the people behind a company cannot be independently identified and verified, this is a significant concern.

Financial figures are inconsistent or unsubstantiated

Pay close attention to any inconsistencies in the numbers a developer presents — project costs, projected yields, total development values. If figures vary significantly across different materials, cannot be traced to a source, or shift when questioned, this is evidence of fabrication.

Negative online content about the company appears suspicious

When researching a developer online, evaluate any negative content critically. Credible negative reporting will come from identifiable journalists at established publications. Anonymous websites with no editorial team, recently registered domains, and content that appears only when the company name is searched may indicate coordinated defamation rather than genuine reporting.

How to Identify a Fake Property Website

A growing form of online fraud involves websites designed to look like established news publications or developer websites, publishing fabricated content to mislead property buyers. Knowing how to identify these sites protects you from acting on false information.

What a coordinated fake news site looks like

Multiple websites — sometimes 10 or more — controlled by the same operator, publishing near-identical content simultaneously. Sites designed to resemble established media, with no verifiable editorial team, no author bylines, and content that appears almost exclusively when a specific company name is searched. Financial figures and allegations are inconsistent across articles and are never corrected even when formally disputed.

Six checks you can do right now:

  • Check the domain registration date at whois.domaintools.com — fake news sites are typically registered within months of their first publication, often with privacy protection hiding the owner’s identity.
  • Look for a named editorial team with verifiable credentials. Legitimate publications have identifiable journalists. Fake sites use generic descriptions, stock photos, or no team information at all.
  • Search the publication name independently — if no trace of the outlet exists outside the negative articles themselves, or if it only appears in relation to one target company, treat the source as unreliable.
  • Check for identical content across multiple domains — if the same article or very similar text appears word-for-word across several different websites, this indicates a coordinated network rather than independent journalism.
  • Review the full website — fake news networks typically have no genuine editorial content beyond the defamatory articles. A real publication covers a broad range of topics.
  • Verify the domain against the developer’s official list — always check that the website address matches the developer’s documented authorised domains before acting on any content.
